"Is this actually an emergency?"

When to call an emergency plumber

A genuine emergency is anything where water is causing damage, you've no water or heat, or something feels unsafe. If you're not sure, ring us — we'll give you a straight answer over the phone, and we won't talk you into a call-out you don't need.

Call us straight away

  • A burst pipe or water through the ceiling
  • A major leak you can't stop
  • No water at all in the house
  • An overflowing toilet or attic tank
  • A leaking hot water cylinder or heating pipe
  • A frozen pipe that has burst
  • A sudden, unexplained loss of pressure

Usually fine to wait

  • A slow dripping tap
  • A single radiator that's cold
  • A slow-draining sink or shower
  • Low pressure that's been there a while
  • A running toilet that still flushes
  • A weeping seal you've caught in a container

These can usually wait for a normal appointment — and we're happy to sort them then.

What we deal with

Common plumbing emergencies in Cork homes

If it's one of these, you're not the first — they're the calls we get most. Here's what's usually going on, why it matters, and how we put it right.

Burst pipe

Water spraying or pooling, often with a drop in pressure.

Risk: fast water damage to floors, ceilings and wiring.

Fix: isolate, repair or replace the section, pressure-test.

Leak through the ceiling

A stain spreading, dripping or a bulging ceiling.

Risk: hidden damage and, near light fittings, an electrical hazard.

Fix: trace the source above, repair, then make safe.

Overflowing toilet

The bowl rising instead of draining, or water at the base.

Risk: hygiene and water damage to the floor below.

Fix: stop the supply, clear the blockage or fault, test.

Hot water cylinder leak

Water pooling around the cylinder or in the hot press.

Risk: damage to the press and ceilings, loss of hot water.

Fix: isolate, repair or advise on a replacement cylinder.

Heating or radiator leak

Damp under a radiator, a drip at a valve, or pressure dropping.

Risk: floor damage and a heating system that won't hold pressure.

Fix: isolate the radiator, repair the joint or valve, re-pressurise.

Broken stopcock or valve

A stopcock that won't turn, or one that leaks when you use it.

Risk: you can't shut the water off when you most need to.

Fix: replace the stopcock or isolation valve so you're back in control.

Overflowing attic tank

Water overflowing outside, or dripping through an upstairs ceiling.

Risk: a steady leak into the attic and rooms below.

Fix: sort the ballcock or valve and check the tank.

Sudden loss of water

Taps run dry or pressure collapses with no warning.

Risk: often a hidden burst or a supply fault.

Fix: find the cause, repair, and confirm the supply is restored.

Right now, calmly

What to do before we arrive

A few simple steps can stop a small flood becoming a big one. Do what you safely can — and don't worry if you can't manage all of it.

1

Turn the water off

Find your stopcock and turn it clockwise to shut off the mains. It's usually under the kitchen sink, in a utility, or near the front door.

2

Drain it down

Open the cold taps and flush a toilet to drain the remaining water out of the pipes and away from the leak.

3

Switch off heating / immersion

If the leak is on a heating pipe or the cylinder, turn off the boiler and the immersion to stop it heating and circulating.

4

Protect what you can

Move furniture, electricals and anything valuable clear of the water, and lift rugs if it's safe to do so.

5

Mind the electrics

If water is anywhere near sockets, fittings or the fuse board, keep clear and switch the electricity off at the board only if it's safe to reach.

6

Catch the water & call

Put down buckets, basins or towels to catch drips, then give us a ring. Skip risky DIY — we'll talk you through anything else on the phone.

Don't know where your stopcock is? Ring us anyway — we can talk you through finding it, or how to limit the damage until we get there. That's exactly what the call is for.

Once the panic's over

How to avoid the next emergency

Most call-outs aren't bad luck — they're a small problem that went unnoticed. A bit of upkeep saves you the 2am surprise.

Know where your stopcock is and check it turns freely, so you can shut the water off fast if you ever need to. In winter, lag any exposed pipes in the attic or garage — frozen pipes are one of the most common Cork burst calls when a cold snap hits.

Keep an eye out for the early warning signs: damp patches, a drop in pressure, or a boiler that keeps needing topped up. Catching those early is far cheaper than a flood. A yearly boiler service and general plumbing maintenance are the simplest ways to stay ahead of leaks and breakdowns.

If your pipework or cylinder is old and giving trouble, it can be worth planning a replacement on your terms rather than waiting for it to fail — whether that's tired pipework, an ageing cylinder, or a boiler that's due for replacement.

Emergency plumbing FAQs

What counts as a plumbing emergency?
Anything where water is actively causing damage, you've no water or heat, or something feels unsafe — a burst pipe, a leak through the ceiling, an overflowing toilet or a leaking cylinder. If you're unsure, ring us and we'll tell you honestly whether it needs sorting now or can wait.
Should I call straight away or can it wait?
If water is spreading or you've lost water or heat, call now — acting quickly limits the damage. A slow drip or a single cold radiator can usually wait for a normal appointment, and we're happy to book that in.
Can I turn the water off myself?
Yes, and it's the single most useful thing you can do. Find your stopcock and turn it clockwise to shut off the mains, then open the cold taps to drain the pipes down.
Where is my stopcock?
In most Cork homes it's under the kitchen sink, in a utility room, in the hot press, or near the front door. There may also be an external one at the boundary, under a small cover in the path or garden.
What if I can't find or turn the stopcock?
Don't force it. Ring us — we can talk you through where to look and other ways to limit the water, like the valve on the attic tank, until we arrive.
What should I do if a pipe bursts?
Turn off the water at the stopcock, open the cold taps to drain down, and switch off the immersion or boiler if it's a hot pipe. Move valuables clear, catch what water you can, and call us.
Water is coming through my ceiling — what do I do?
Turn off the water at the stopcock and keep clear of any light fittings, as water and electrics don't mix. Put down buckets, and if water is near electrics, switch the power off at the board only if it's safe to reach. Then call us.
Should I switch off my electricity?
Only if water is near sockets, light fittings or the fuse board, and only if you can reach the board safely and dry. If in any doubt, stay clear and tell us on the phone.
Should I switch off my heating?
If the leak is on a heating pipe, radiator or the cylinder, yes — turn off the boiler and immersion so it stops heating and circulating water through the leak.
Can a leaking boiler wait until morning?
A small, contained drip caught in a container may be okay overnight with the boiler switched off. A steady leak, any water near electrics, or a smell of gas is not something to leave — switch off and call us.
How quickly should I act with a leak?
Quickly. Water damage gets worse and more expensive by the hour, especially through ceilings and floors. Shutting the water off buys you time even before anyone arrives.
Will my home insurance cover the water damage?
Many policies cover sudden, accidental water damage ("escape of water"), but it varies, so check yours. We can provide a clear invoice and explain what caused the issue, which helps with a claim.
Can you repair leaking radiators?
Yes. Radiator and valve leaks are common — we isolate the radiator, repair the leak or replace the valve, and re-pressurise the system.
Can frozen pipes burst?
Yes — water expands as it freezes and can split a pipe, with the leak appearing when it thaws. If you suspect a frozen pipe, turn the water off and call us before it thaws and lets go.
How do I stop my pipes freezing?
Lag exposed pipes in the attic, garage and outside taps, keep a little heat on during very cold spells, and know where your stopcock is. It's cheap insurance against a winter burst.
Can you repair hot water cylinder leaks?
Yes. We isolate the cylinder to stop the leak, then repair it or advise honestly if a replacement cylinder is the better option.
Do you repair heating system leaks?
We do — heating is our day-to-day work. We trace the leak, repair the pipe, joint or valve, and bring the system pressure back to where it should be.
Can I use my heating after a leak?
Not until it's been checked and the pressure restored. Running a system that's lost water or pressure can damage the boiler, so leave it off and let us look first.
My pressure suddenly dropped — is that an emergency?
It can be, since a sudden drop often points to a leak somewhere. Check for damp patches, and if you can't see an obvious cause, give us a call to be safe.
My toilet is overflowing — what do I do?
Turn off the toilet's isolation valve (usually behind or beside it) or the mains stopcock to stop the water, and don't keep flushing. Then call us to clear the blockage or fix the fault.
The attic tank is overflowing — what now?
Turn off the mains stopcock to stop the tank refilling, which usually stops the overflow. The cause is normally a stuck ballcock or valve, which we'll sort.
Do you carry common parts?
We carry the parts needed for the most common repairs so many jobs can be finished on the spot. For an unusual part, we'll make the leak safe and come back to finish properly.
Can a temporary repair become a permanent one?
Yes. When a part has to be ordered, we'll make a solid temporary repair to stop the damage, then return to carry out the permanent fix.
What if it happens at night or the weekend?
Plumbing problems don't keep office hours. Call, and if we can't pick up immediately, leave a message or send a WhatsApp — we get back as quickly as we can. In the meantime, turn off the water to limit the damage.
How much does emergency plumbing cost?
It depends on the job, so we explain the cost clearly before starting any work — and we don't pile on inflated emergency mark-ups. You'll know the price before you commit.
Will you give me a price before starting?
Always. We diagnose the problem, tell you what's needed and what it costs, and only proceed once you're happy.
Do you charge a call-out fee?
We're upfront about all charges before we come out, so there are no surprises on the bill. Ask when you call and we'll explain exactly how it works.
Can you find a leak I can't see?
Often, yes. Hidden leaks show up as damp, stains or dropping pressure, and we trace them back to the source before opening anything up unnecessarily.
What if the leak is under the floor or in a wall?
We locate it as precisely as we can to keep disruption to a minimum, then access, repair and make good. We'll always explain what's involved first.
Do you fix burst outdoor or garden pipes?
Yes — external taps and supply pipes are a common winter burst. We repair or replace the affected section and can lag it to help prevent a repeat.
Can you replace a broken stopcock or isolation valve?
Yes. A stopcock that won't turn is worth sorting before you need it in a hurry — we replace stopcocks and isolation valves so you can always shut the water off.
Is a dripping tap an emergency?
Usually not — a dripping tap can wait for a normal appointment. It's still worth fixing though, as it wastes water and tends to get worse, so we're happy to book it in.
What information should I have ready when I call?
Just tell us what's happening, where the water's coming from, and whether you've managed to turn it off. A photo on WhatsApp helps us understand it before we arrive.
Do you do the permanent repair, or just stop the leak?
Both. We make it safe first, then carry out a proper permanent repair — either there and then, or on a return visit if a part is needed.
What areas of Cork do you cover?
We're based in Carrigaline and cover Cork city and county, including Douglas, Ballincollig, Midleton, Cobh, Glanmire, Blackrock and the surrounding towns. If you're nearby and not listed, just ring and ask.
