Complete plumbing for your new home

The plumbing in a new house is one of the few things you can't easily change once the floors are down and the walls are closed. Getting it planned and installed properly the first time is what saves you grief — and money — for decades.

A new build is more than connecting a few pipes. It's the water supply and pressure, the waste and drainage, the heating layout, the bathrooms and kitchen, the cylinder and the outside taps — all working together as one system. Each of those has to be sized and routed correctly before anything gets covered up.

We think a few steps ahead: where the pipework runs, how a future repair will be accessed, where pressure needs to be strong, and how the heating is zoned. A bit of planning now means a home that's efficient, easy to live in, and straightforward to maintain years down the line.

Whether you're a family building your forever home, a self-builder project-managing the lot, or a builder or developer looking for a reliable plumbing contractor in Cork, the goal is the same — a system that's done right the first time.

Stage one

First fix plumbing

First fix is everything that goes in before the floors, plaster and walls close up — the bones of the system. Get this right and the rest follows; get it wrong and it's buried. So accuracy here matters more than anywhere.

  • Pipe routing — planned runs for hot, cold and heating, kept neat and accessible.
  • Hot & cold water supplies — sized for good pressure and flow at every outlet.
  • Waste & drainage — laid to the correct falls so everything drains as it should.
  • Heating pipework — radiator circuits or underfloor loops set out to the heating design.
  • Soil stacks & vents — positioned and run correctly for the bathrooms above.
  • External connections — mains water in, and drainage out to the sewer or treatment system.
  • Pressure testing — the whole system tested before it's ever covered up.

Why we pressure-test first: finding a weak joint while the pipe is still exposed is a five-minute job. Finding it after the screed and tiles are down is a very different story. We test before anything gets buried.

Stage two

Second fix plumbing

Second fix is the part you'll see and use every day. Once the walls are plastered and the floors and tiling are in, we fit and connect everything, then test the whole house before handover.

  • Toilets & basins — fitted, connected and checked for a clean, leak-free finish.
  • Baths & showers — installed and sealed, with the flow and pressure you'd expect.
  • Taps & sanitary ware — your chosen fittings fitted properly, not rushed.
  • Radiators & heating controls — hung, connected, balanced and set up.
  • Hot water cylinder & boiler connections — tied in and ready to run.
  • Final testing & commissioning — every outlet, the heating and the hot water checked.
  • Handover — we walk you through the system so you know how it all works.
Start to finish

What a new build installation covers

From the mains coming in to the handover at the end, a complete new build plumbing package typically includes:

  • Full pipework — hot, cold and heating throughout the house.
  • Drainage & waste — soil stacks, waste runs and external connections.
  • Hot & cold supplies — sized for steady pressure at every outlet.
  • Heating connections — radiators or underfloor, tied into the boiler or heat source.
  • Bathrooms — full bathroom, en-suite and WC plumbing.
  • Kitchen & utility plumbing — sink, dishwasher, washing machine and more.
  • Outside taps — handy garden and external supplies, properly isolated.
  • Hot water cylinder — supplied and installed for reliable hot water.
  • Testing — pressure-tested at first fix and again before handover.
  • Commissioning — the whole system set up and running correctly.
  • Customer handover — a clear walkthrough of how everything works.

The hidden detail

Why planning makes the difference

Most plumbing problems in a new home aren't bad luck — they're decisions that weren't thought through at first fix. Here's where good planning quietly pays off.

Pipe sizing & pressure. Undersized pipes give you weak showers and slow-filling baths that are awkward to fix later. We size the supplies so every outlet performs, even with a few running at once.

Maintenance access. Valves, the cylinder and key joints are placed so they can be reached and serviced without ripping out a floor. Future-you will be grateful for an access panel in the right spot.

Heating layout & efficiency. Zoning, radiator positions and underfloor loops are set out so the house heats evenly and economically — not fighting itself room to room.

Bathroom & kitchen planning. Getting the rough-in right means your sanitary ware and units sit exactly where they should, with no compromises forced by a pipe in the wrong place. We're happy to advise on layouts before anything's fixed, and we carry that same care into full bathroom installations.

Future-proofing. Leaving capacity for an extension, an extra bathroom or a future heating upgrade is far cheaper to allow for now than to retrofit later. A little foresight at first fix goes a long way.

Part of the team

Working with your builder

On a build, the plumbing has to slot in around everyone else. We've worked alongside enough Cork builders and self-builders to know that keeping the job moving is half the work.

We talk to your builder, fit in with the programme and turn up for first and second fix when the build is ready for us — not three weeks later holding everyone up. Clear communication and reliable scheduling are the bits that keep a site running.

We coordinate with the electrician, the tiler, the plasterer and the kitchen and bathroom fitters so our work and theirs don't clash. We keep our areas tidy, work safely on site, and respect the deadlines you're working to — because a plumber who holds up the build is no use to anyone.

If you're a self-builder project-managing it yourself, we'll keep it just as simple: clear advice on what we need and when, so you always know what's happening next.

For builders & developers: if you're after a dependable plumbing contractor for one-off homes or multiple units across Cork, we're set up to work to your schedule and standards. Get in touch and we'll talk through how we'd fit in.

Worth avoiding

Common new build plumbing mistakes

These are the issues that come back to bite people later — and every one of them is avoidable with a bit of planning at the right stage.

  • Poorly routed pipework that's awkward to reach later
  • Undersized pipes that leave weak pressure and slow flow
  • No access panels to valves or key connections
  • Pressure and demand not planned for the whole house
  • Drainage that's undersized or laid to the wrong falls
  • Waste runs that don't drain properly down the line
  • No thought given to future access or expansion
  • A rushed second fix that undoes good first-fix work

The fix is the same every time: plan it properly at first fix and don't rush the second. That's the whole job — and it's exactly how we approach every build.

New build plumbing FAQs

When should a plumber start on a new build?
First fix happens once the structure is up, the roof is on and the internal layout is set, but before floors, screed and plastering. Getting us in at the right point keeps the build moving and the pipework where it should be.
What is first fix plumbing?
First fix is all the pipework and drainage that goes in before the walls and floors are closed up — water supplies, waste, heating pipework, soil stacks and the external connections, all pressure-tested before anything is covered.
What is second fix plumbing?
Second fix is fitting and connecting everything you see and use — toilets, basins, baths, showers, taps, radiators and controls — once the plastering, flooring and tiling are done, followed by full testing and commissioning.
Can you work with my builder?
Yes — that's how new builds work best. We coordinate with your builder and the other trades and fit into the site programme so the plumbing doesn't hold anything up.
Can you work to my build schedule?
Yes. We plan our first and second fix around the build's stages and turn up when the site is ready for us, keeping things moving rather than causing delays.
Do you coordinate with the electrician, tiler and other trades?
We do. Good coordination means our pipework, the wiring and the tiling all work together instead of clashing — it's a big part of a tidy, on-schedule build.
Will the work meet Irish building standards?
Yes. New build plumbing and heating is carried out to the relevant Irish building regulations and standards, and pressure-tested so it's sound before it's signed off.
Can you work from my architect's drawings?
Yes — we'll work from your plans and the heating and bathroom designs, and flag anything early if a tweak would improve how the system performs.
Can you install the bathrooms?
Yes — full bathrooms, en-suites and WCs, from the first-fix rough-in through to fitting your sanitary ware and sealing everything at second fix.
Can you install the heating system?
Yes. We install radiator and underfloor heating, the pipework, controls and the connection to the boiler or heat source, then balance and commission it.
Can you install underfloor heating?
Yes — underfloor loops are laid and pressure-tested at first fix, before the screed or floor goes down, then connected and commissioned later.
Can you fit a hot water cylinder?
Yes, we supply and install hot water cylinders sized for the home, so you've strong, reliable hot water to every bathroom.
Can I choose my own sanitary ware and taps?
Absolutely. You pick the toilets, basins, baths, showers and taps you want, and we fit them properly at second fix. We're happy to advise if you'd like a steer.
Can you advise on bathroom layouts?
Yes, and it's worth doing before first fix. Getting the pipework set out to suit your layout means your fittings sit exactly where you want them, with no compromises.
Can pipework be changed after the walls are closed?
It can, but it's disruptive and costly once floors and plaster are in — which is exactly why we get the first fix right and pressure-test before anything's covered.
Do you install outside taps?
Yes — external garden and utility taps, properly isolated so they can be drained down for winter.
Can you install utility room plumbing?
Yes — sink, washing machine, dryer and any other connections in the utility are all part of the install.
Can you do the kitchen plumbing?
Yes — sink, dishwasher, any instant-hot or filtered taps and the connections behind the units, coordinated with your kitchen fitter.
When are pressure tests carried out?
We pressure-test the system at first fix, before it's covered up, and again at commissioning before handover, so you know it's sound at both stages.
What should I have ready before first fix?
Ideally your bathroom and kitchen layouts, heating design and any sanitary ware choices, plus the mains water and drainage points confirmed. We'll tell you exactly what we need on the day.
How long does the plumbing take on a new build?
It depends on the size of the house and the schedule, since the work is split between first and second fix with other trades in between. We'll give you a clear idea for your specific build.
Do you provide a written quote?
Yes — every new build is quoted in writing, itemised, so you and your builder know exactly what's included and what it costs.
Can you plan for future maintenance access?
Yes, and we always do. Valves, the cylinder and key joints are positioned so they can be reached and serviced later without tearing out floors or walls.
How do I future-proof my plumbing?
By sizing supplies generously, leaving access to key points, and allowing for a possible extension, extra bathroom or heating upgrade. It's much cheaper to allow for at first fix than to retrofit later.
What pipe do you use?
We use the right material for each part of the job — quality copper and modern plastic pipe systems where each suits best. We'll explain what's being used and why if you'd like.
Can you handle a self-build where I'm project-managing?
Yes — plenty of our work is for self-builders. We'll keep it simple, telling you clearly what we need and when, so you always know what's coming next.
Do you work with developers on multiple units?
Yes. If you're building several homes across Cork, we're set up to work to your schedule and standards — get in touch and we'll talk through how we'd fit in.
Do you handle drainage and soil stacks?
Yes — soil stacks, waste runs and drainage are all part of first fix, laid to the correct falls so everything drains properly.
Can you connect to the mains and to the sewer or treatment system?
Yes — we handle the incoming mains water connection and the outgoing drainage to the public sewer or your treatment system, depending on the site.
What happens at commissioning and handover?
We test every outlet, the heating and the hot water, set the system up to run correctly, then walk you through how it all works so you're confident from day one.
Do you test everything before handover?
Yes — nothing is signed off until it's been tested and is working as it should. That final check is what gives you a system you can trust.
Can you do plumbing for an extension, not just a full new build?
Yes — extensions and renovations are very similar work, tying new pipework and heating neatly into the existing home. We also cover ongoing plumbing maintenance afterwards.
Will you service the boiler after the build?
Yes — once you're in, an annual boiler service keeps the new boiler efficient and its warranty valid.
What areas of Cork do you cover?
We're based in Carrigaline and cover Cork city and county, including Douglas, Ballincollig, Midleton, Cobh, Glanmire, Blackrock and the surrounding towns. Building nearby and not listed? Just ask.
How do I get a quote or get started?
Send us your plans or give us a call to talk through the project. We'll arrange to look at the job and put together a clear, written quote with no obligation.
